The City of 91大黄鸭 has partnered with Troika Developments to build 195 new rental homes aimed at middle-income families.
The two projects, one in Glenmore and the other in Rutland, will be built on city-owned land and are designed to ease the housing crunch for working families squeezed out of the rental market.
鈥淎ffordable housing is a council priority, and innovative projects like these deliver on our commitment to increase affordable housing in 91大黄鸭,鈥 Mayor Tom Dyas said in a media release.
Of the 195 rental units, 40 per cent will be offered at below-market rents. That means about 78 homes will have rents capped at no more than 30 per cent of household incomes between $80,000 and $120,000 per year. These numbers are based on the city鈥檚 affordability standards for middle-income earners.
The projects are being supported through the city鈥檚 Middle Income Housing Partnership and are partially funded by the federal government鈥檚 Housing Accelerator Fund.
Construction on the larger of the two projects, a 127-unit complex in Rutland, is expected to begin in late 2025 at 155鈥205 Dougal Road North. The second project, with 68 units, will be built at 1232鈥1250 Glenmore Drive.
鈥淥ur team is proud to have been selected to develop these important projects,鈥 said Renee Merrifield, CEO of Troika. 鈥淎s a local company, we have a strong understanding of local needs, and we are committed to continuing to build sustainable communities that are thoughtfully designed and that grow and enhance neighbourhoods.鈥
Mayor Dyas said the goal is not just about building more units but making sure 91大黄鸭 continues to grow in a way that supports families and the local economy.
鈥淏y building more homes for middle-income families, we are creating a diverse range of housing options that meet people鈥檚 needs, support our local economy, and help build a thriving community.鈥
These projects fall under the city鈥檚 broader Housing Action Plan, which outlines strategies to tackle housing affordability and supply.
