Another highrise is being proposed for downtown.
Plans for a 32-storey tower at the northeast corner of Harvey Avenue (430 Harvey Ave.) and Pandosy Street have been submitted by Wilson Chang Architect Inc.
This location is highly visible, especially to people entering the city from the west, and the building is designed to create a strong first impression, the submission states. The site is currently home to Tamm Mexican Restaurant, with a parking lot adjacent to the east.
The ground floor will include retail spaces along Harvey Avenue and a residential entrance on Pandosy Street.
Floors two to six will be used for parking, and floors seven to 32 will be residential units. The seventh floor will include indoor and outdoor amenities like play areas, while the rooftop will offer lounge spaces with views of the lake and downtown.
The site is too small for a public plaza, however, a 10-foot setback in front of retail spaces allows for outdoor seating, such as patios for coffee shops.
Due to the shallow depth of the site, the project can鈥檛 meet standard parking requirements.
To address this, two levels of parking will be built above the podium, according to the submission. The developer is offering car share spots and will provide free car share memberships and transit passes to residents without assigned parking.
Tower floors are kept under the size limit to reduce shadow impact on neighbouring properties.
Documents say the building鈥檚 look is inspired by the Okanagan landscape, with the lower levels designed to resemble vineyard rows. The tower features glass balconies arranged in a wave-like pattern to evoke the lake and natural surroundings.
Greenery will be used on top of the podium to screen the upper parking and enhance the building鈥檚 visual appeal.
The proposal is yet to be presented to city council.
