Clearwater-Copper Hill neighbourhood plan returns to Lake Country council

The 62-acre property could be developed into homes, light industrial businesses, community space and parkland

A proposed development south of Lake Country鈥檚 Clearwater-Copper Hill neighbourhood is back before council on Tuesday (July 8)

The 62-acre property could eventually be home to a mix of homes, light industrial businesses, community space and parkland.

Council is set to give second reading to key bylaws that would amend the Official Community Plan and zoning rules for the site, located near Sherman Drive. The changes would shift the land away from its current residential zoning to allow a more balanced mix of uses.

One of the biggest benefits is a long-awaited emergency exit road. The developer, Eldorado Ranch Ltd., has agreed to build a connector route from Sherman Drive to McCarthy Road. That road will also help reduce construction traffic through existing neighbourhoods.

The proposal also includes the donation of nearly six hectares of land to the district for future community or institutional use, and park conservation.

A staff report says the project would reduce the number of homes allowed on the site from what鈥檚 currently permitted, while increasing industrial space to support local jobs and economic growth.

Before final approval, the developer must sign agreements to ensure:

  • The emergency access road is built and opened to the public;
  • Land for the park and community uses is formally transferred to the district;
  • The road is completed before any buildings in key areas are occupied.

If council approves second reading the development will be sent to a public hearing.
